The Contracting Authority invites tenders in relation to a framework for the provision of Mechanical and Electrical plant maintenance (PPM) and reactive call out services for its Dublin Campus in Clonskeagh.
The EPA Dublin Campus is spread over four main office buildings.
McCumiskey House - circa 1,700 M2, built 2001
Block 3 Clonskeagh Square – circa 850 M2, built 1983
Block 1 Clonskeagh Square – circa 375 M2, built 1983
Block 1 Clonskeagh Square – circa 125 M2, built 1983
Total area of circa 3,000 M2. The buildings contain a mix of cellular offices, open plan office space, laboratories, meeting rooms, store rooms, circulation areas, canteen, fire escapes, toilets and shower rooms. EPA Dublin Campus buildings accommodate approximately 140 staff and are open to the public from 9am – 5pm Monday to Friday.
The EPA is seeking tenders for mechanical and electrical plant maintenance service for its Dublin Campus. The tender has been divided into Elements as follows:
Element 1 – Gas Boiler Service
Element 2 – AHU Services
Element 3 – Air Conditioning/Split Unit Servicing
Element 4 – Emergency Lighting Testing & Service
Element 5 – Lightning Protection Test & Certification
Element 6 – Water Services Treatment
Element 7 – Portable Fire Extinguisher Servicing
Element 8 – Periodic Inspection & Testing of Electrical Installations
Element 9 – Fall Arrest System Testing and Certification
Element 10 - Gas Detection System Testing and Certification
Element 11 – Lift Maintenance
Element 12 - Pressure Vessel System Testing and Certification
Element 13 - PAT Testing
Element 14 –Gas Pipework System Testing and Certification
Element 15 –Fume Cupboard Testing and Certification
Element 16 - Reactive Call-Outs
The Contracting Authority has provided the an Inventory of Equipment and Sample PPM Planner in the tender document as an aid to respondents which are NOT presented as a complete list of plant which would be required to be maintained as part of the ongoing PPM.
