We are seeking a proposal for supplying legal services in respect of commercial property legal workand, the BBC estimate that the work will involve around 2,300 – 3,000 chargeable hours per year. •Transactions relating to the acquisition, renewal and grant of leases in England and Wales; •Dealing with 1954 LTA opposed and unopposed lease renewals; •The grant/acquisition of roof top leases and licences in England and Wales for telecommunications/broadcasting equipment on BBC/third party buildings for radio car bases/link stations/outside broadcasts/satellite dishes/webcams etc.; •Leasehold management including the grant of underleases, tenancies at will, licences to occupy, assign, underlet or alter in England and Wales; •All documentation required in connection with rent reviews in England and Wales; •Work involved in the variation, assignment, termination and surrender of leases including service of break notices and notices to quit and dealing with dilapidations; •Advising on disputes between the BBC and adjoining property owners/its landlords/its tenants/other parties including handling any related litigation including removal of commercial squatters; •The grant of wayleaves and easements in relation to cables, telecommunications/ broadcasting equipment; •Transactions relating to the sale and purchase of freehold land and buildings in England and Wales (occasionally involving the negotiation of complex construction and development agreements); •Completion of all related SDLT and land registration forms; •Advising on planning issues (including compulsory purchase);
