The Council has established a Housing Repair Operations Support Framework contract of four (4) lots. The Council has appointed experienced contractors to provide labour and materials under this Framework Agreement.The appointed contractors will be used to support the Council’s own in-house HRO workforce in providing a reactive and planned maintenance service for Council owned domestic properties during periods of peak demand.The four (4) Lots of the Framework Agreement are as follows: Lot 1 – General Building Works, Lot 2 – Electrical Works, Lot 3 – Plumbing Works, Lot 4 – Decorating Works. The appointed providers in all lots will be required to undertake works in both tenanted and untenanted properties.The works covered by this Framework Agreement comprise Reactive and Planned Repairs and Maintenance works with the potential for some minor alterations and improvement works.‘Reactive Repair and Maintenance works’ are considered to be works that are carried out, usually at the request of the tenant, to repair damage to or replace an item or structure of the building. These works comprise day-to-day emergency repairs together with short-term works to rectify immediate problems, e.g. patch repairs to a roof.‘Planned Repair and Maintenance works’ are considered to be works that are pre-planned. These works will tend to be larger in value and incorporate several items from the relevant schedule of rates.
