The Project is for the design and construction/refurbishment and remodelling of Colby House, an existing three storey office block to provide modern open plan office accommodation. The works include the complete replacement of the external envelope, the construction of a three storey extension at the main entrance, the replacement of the existing emergency exit stair cases and the construction of a new entrance plaza with under croft accommodation. Internally the works include the replacement of the existing staircases and associated landings and the fitting out, including the provision of computer access floors, pre-fabricated ceiling rafts, partitions, screens, doors and finishes generally. The works also include the provision of new mechanical and electrical services installations and associated builders work. The works are required to achieve a BREEAM Very Good rating. The construction design must take account of all such necessary requirements to achieve such a rating and shall incorporate the same into the works accordingly.
